How much does house cleaning cost in College Station?
A price you have to make four phone calls to find is not really a published price. So here are ours, in public and in full, along with the national figures to measure them against and an honest account of what makes a quote move.
In College Station and Bryan, CPC Cleaning charges $150 for a regular cleaning, $300 for a deep cleaning, and $400 for a move-out cleaning. Each is a base price for a 3 bedroom, 2 bathroom home, with all products and equipment included. Larger homes and homes in worse condition are quoted individually before any work starts.
What CPC charges, in full
Three services carry a published price. Every one of them is a base price for a 3 bedroom, 2 bathroom home, and every one of them includes the products and the equipment, so there is nothing for you to buy before the crew arrives.
| Service | Base price | What it is for |
|---|---|---|
| Regular cleaning | $150 | Upkeep on a home that is already in good shape. A lighter, faster pass. |
| Deep cleaning | $300 | The reset. Oven, range hood vent, cabinet exteriors, walls, blinds, interior window glass. |
| Move-out cleaning | $400 | An empty property at the end of a lease or a sale. Cabinets and appliances inside as well as out. |
| Washing the dishes | $40 | The one add-on. No cleaning includes it by default. Ask for it when you book. |
Six other services are quoted per property rather than sold at a list price: move-in cleaning, apartments and student rentals, Airbnb turnovers, offices, post-construction on new builds and remodels, and one-time cleaning. Send the details and you get a number back. In particular, move-in cleaning does not inherit the $400 move-out price, and it is worth understanding why before you assume the two are interchangeable.
How much does house cleaning cost by home size?
This is where most pricing pages get vague, so here is the honest version. CPC publishes one size, a 3 bedroom and 2 bathroom home, and quotes everything larger on the property. We are not going to print a multiplier we do not use.
What we can do is show you the national shape of the curve, so you can sanity check any quote you get from anyone. Thumbtack, which builds its cost estimates from data provided by the professionals on its own platform plus its own research, reports these ranges for a standard house cleaning in the United States.
| Home size | National range, standard clean |
|---|---|
| 1 bedroom | $133 to $174 |
| 2 bedrooms | $136 to $217 |
| 3 bedrooms | $166 to $250 |
| 4 bedrooms | $191 to $286 |
| 1 bathroom | $139 to $189 |
| 2 bathrooms | $174 to $235 |
| 3 bathrooms | $203 to $274 |
Read the bathroom rows, not just the bedroom rows. In Thumbtack's figures, adding two bathrooms (going from one to three) raises the midpoint of the range by about $75. Adding three bedrooms (going from one to four) raises it by about $85. Per room, that makes a bathroom worth roughly a third more than a bedroom, which matches what the work actually is: a bathroom is fixtures, grout, and glass, and almost none of it can be done with a vacuum.
For jobs priced by area rather than by room, This Old House puts move-out cleaning at $0.20 to $0.45 per square foot, and HomeAdvisor gives deep cleaning of a 1,500 to 2,500 square foot home a range of $245 to $575. Those two ranges are wide because condition matters as much as area, which is the next section.
The national figures on this page come from Thumbtack, HomeAdvisor, and This Old House, and they describe the United States as a whole. They were checked in August 2026 and those publishers update them on their own schedules. They are not CPC prices and they are not local quotes. CPC's own prices are the four in the first table, and anything outside a 3 bedroom, 2 bathroom home is quoted on the property.
What is the difference between regular, deep, and move-out cleaning?
The three prices are not three sizes of the same service. They buy different task lists, and picking the wrong one is the most expensive mistake available to you here, because you pay for a visit that was never going to solve the problem.
| Regular, $150 | Deep, $300 | Move-out, $400 | |
|---|---|---|---|
| Best for | A home already in good shape | A first visit, or a reset | An empty home changing hands |
| Oven interior | No, stovetop surface only | Yes | Yes |
| Range hood vent | No | Yes | Yes |
| Cabinets | No | Exteriors | Inside and out |
| Interior window glass | Glass doors only | Yes | Yes, all of it |
| Walls | No | Yes | Yes, washed if needed |
| Refrigerator, inside | No | No | Yes |
| Behind the stove and refrigerator | No | No | Yes, both are moved |
| Trash removal | No | No | Yes, including boxes |
| Home occupied | Yes | Yes | No, the property is empty |
The gap between the first two columns is the whole reason the deep clean exists, and it is worth being blunt about it.
Why the first clean usually costs $300, not $150
Regular cleaning is maintenance, not a full clean. At $150 it is a faster, lighter pass across the whole house, and it will not reach built-up grease behind the range, grout that has gone dark, or the dust on vents and blind slats. That is not a limitation we are apologising for. It is what the price buys, and saying so before you book is the point.
So for a home we have not cleaned before, we will usually suggest one deep clean at $300 first, and the regular schedule after it. The deep clean removes the buildup; the regular visits keep it from coming back. Booking regular cleanings on a house that has never had the buildup taken off means paying $150 a visit for a service that is working around the problem instead of on it. The deep cleaning page lists all seventeen tasks and sets them against the regular list line by line.
What changes the price of a house cleaning?
Six things move a quote, in roughly this order of impact.
- Which service you are buying. The largest single factor by a distance. The distance from regular to move-out at CPC is $220, which is more than the regular clean itself costs.
- Bathrooms, then bedrooms. Bathrooms carry the most work per square foot. A 3 bed / 3 bath home is a bigger job than a 4 bed / 2 bath home, even though it has fewer rooms.
- Condition, not just size. Two identical floor plans can be an hour apart if one of them has a year of cooking on the range hood. This is why national ranges for a single home size span two hundred dollars or more.
- Whether the surfaces are clear. Toys, clothing, and items left on the floor are not moved, so the crew cleans rather than tidies around things. Clearing surfaces before the visit is the single cheapest thing you can do to get more out of the hours you are paying for.
- Add-ons. Dishes are $40 and are not part of any tier. Organizing is available and changes the price, quoted case by case.
- Frequency. Weekly, bi-weekly, and monthly schedules are available with no long-term contract. Tell us the frequency you want and we will confirm the price for it. Nationally, Thumbtack reports recurring visits running below one-time visits, $160 to $220 every two weeks against $174 to $256 for a one-time clean, because a maintained house takes less work each time.
What does not change the price: supplies. The crew brings every product and every piece of equipment, and that is in the number rather than added to it. Nationally, Thumbtack puts house cleaners at $40 to $55 per hour and HomeAdvisor puts a two person crew at $50 to $120 per hour, so when you compare quotes, check whether an hourly rate includes materials before you compare it to a flat price that does.
How do these prices compare to the national averages?
One of the three comes in under the national numbers and two sit at or near the top of theirs. Here is where each one lands.
Regular cleaning at $150 is at the bottom of the national band. Thumbtack's range for a standard clean is $146 to $202, and for a 3 bedroom home specifically it is $166 to $250. CPC's $150 is a few dollars off the floor of the first and below the second.
Deep cleaning at $300 is at the national average. Thumbtack gives $190 to $265 for a deep clean, so $300 sits above that range. HomeAdvisor is higher, at $200 to $400 with an average around $300, which puts ours level with the average. Which of those two you find more convincing depends on how much of the market you think each one sees.
Move-out cleaning at $400 is at the top of its range, and we would rather say that plainly than bury it. This Old House puts move-out cleaning at $200 to $400 on average. The reason ours sits where it does is the task list: cabinets cleaned inside as well as out, the oven and the range hood vent, the refrigerator, the washer and dryer, all trash and boxes removed, and the stove and refrigerator physically moved so the floor behind them gets cleaned. The full twelve item move-out list is published, so you can check it against a cheaper quote and see what is missing from it.
One local note that no national average captures. Leases in College Station are often written around the university calendar, so if yours ends in late July or August, a lot of other leases in the area end in the same few days. That does not change the price, but it does change availability, and the appointments at the end of the month are the first to go.
How do I get an actual number for my house?
Send the property details and you get a price back before any work is scheduled. What is useful to include: bedrooms, bathrooms, which of the three services you think you want, roughly when the house was last cleaned professionally, and anything unusual about the condition. Photographs of a kitchen or a bathroom you are worried about are worth more than a paragraph describing them.
If you are at the end of a lease, the move-out checklist covering what landlords actually inspect is the better place to start, because it will tell you whether you need us at all.
Frequently asked questions
CPC Cleaning charges $150 for a regular cleaning, $300 for a deep cleaning, and $400 for a move-out cleaning in College Station and Bryan. Each is a base price for a 3 bedroom, 2 bathroom home and includes all cleaning products and equipment. Larger homes and homes in worse condition are quoted individually.
At CPC a deep clean is double a regular one: $300 against $150, both base prices for a 3 bedroom, 2 bathroom home. The gap is the work. A deep clean reaches the built-up grease, the grout, and the vent and blind dust that a maintenance pass does not. Thumbtack puts standard cleaning at $146 to $202 nationally and deep cleaning at $190 to $265, and HomeAdvisor gives deep cleaning an average of about $300.
Yes. Every published CPC price is a base price for a 3 bedroom, 2 bathroom home, and a larger home is quoted individually. Nationally the same pattern holds: Thumbtack puts a 3 bedroom clean at $166 to $250 and a 4 bedroom clean at $191 to $286. Bathrooms move the number more than bedrooms do, because a bathroom is slower to clean per square foot than any other room.
A deep clean first, for any home CPC has not cleaned before. Regular cleaning at $150 is maintenance rather than a full clean. It is a faster, lighter pass and it will not reach built-up grease, grout, or vent and blind dust. One deep clean at $300 resets the house, and regular visits hold it there.
Dishes are not part of regular, deep, or move-out cleaning at CPC. Washing them is a $40 add-on you ask for when you book. Organizing is a paid extra that changes the price. Surfaces need to be clear before the crew arrives, because toys, clothing, and items left on the floor are not moved. Cleaning products and equipment are included, so there is nothing for you to buy.
